Our full rental agreement, booking and payment policies. By booking a stay, you agree to the terms below.
Booking & payment▼
During busy periods, minimum-night stay restrictions may apply.
Once booked, we require a 50% deposit at time of booking. The balance is due 45 days prior to arrival and is automatically charged to the card on file. If booked within that 45-day window, the full balance is due at booking. We accept VISA, Mastercard, American Express, and Discover.
Arrival, departure & parking▼
Check-in: 3:00 PM or later. Check-out: 10:00 AM or earlier.
There is only one parking space per cottage; additional vehicles or trailers can park by the road.
Boat policy▼
The morning after arrival, meet the dock master at 9:00 AM under the tiki hut. Qualified sailors are briefed on the Buttonwood Sound sailing area with a provided chart. A card or check is held as a loss/damage deposit and destroyed at checkout.
To use a sailboat on your check-in day, you must pay for an extra night and attend the 9:00 AM boat talk — miss it and the sailboat (and that night's cost) isn't refunded.
Urgent for sailing guests: the National Park Service requires an entry pass for all mariners in Everglades National Park — a 7-day pass is $30, purchased online, and required along with valid ID while in the Park.
Occupancy, children & extra adults▼
Accompanied children under 21 stay free. Anyone 21+ is considered an adult for billing.
Rates are based on double occupancy; extra adults are $35/night plus tax. Undeclared extra adults are automatically charged to the card on file.
Only the registered occupancy count may be on the property at any time. An approved extra guest for the day (subject to availability and rental-agent approval) is $68 + tax per person, per day.
What's provided▼
Provided: beach and bath towels, all linens, coffee filters, hand soap, dish soap, hand sanitizer, paper towels, toilet paper, pots, pans, dishes, cooking and eating utensils, glassware, toaster, microwave, and propane for the gas grill.
Not provided: shampoo, conditioner, bath soap, lotion, sunscreen, foil, plastic wrap, storage bags.
A one-time cleaning fee of $75 applies per booking/cottage.
Smoking policy▼
No smoking of anything, including vapes, inside a cottage or on a boat — smoking is permitted outside (keep doors closed) and at the tiki hut, with materials disposed of in the dispenser provided. Smoke detected inside a cottage incurs a $500 cleaning fee in addition to fees already paid.
Dog policy▼
We're a dog-friendly resort and reserve three cottages for guests with dogs. A signed dog policy is required before arrival. Limit of one dog, or two small dogs, per cottage, combined weight under 50 lbs. Dogs aren't allowed on sailboats (kayaks, paddleboards and canoes are fine). Fee: $35/night per dog plus tax, covering a full remove-and-replace cleaning.

Cancellation, reschedule & refund policy▼
Once we reserve your cottage, we turn away other inquiries for those dates — so these policies protect both guests and the resort.
- Deadline for cancellation or reschedule: 45 days prior to arrival.
- Cancel before the deadline: amount paid minus a 15% processing fee plus one night's stay (+ tax) — cancellation must be emailed, not phoned in.
- Reschedule before the deadline: new dates must fall within 12 months of original check-in.
- Cancel after the deadline: same fee structure, only if we can re-rent the cottage for all your dates; otherwise no refund.
- No refunds for early departure, late check-in, or changes within the 45-day window.
Rental agreement (legal terms)▼
This Rental Agreement is a legally binding agreement between the Guest and Key Lime Sailing Club (“Rental Agent”), governed by the laws of Monroe County, Florida.
Condition & use: the property is provided “as is.” Amenities (sailboats, kayaks, canoes, paddleboards, water toys, internet, cable) are maintained on a best-efforts basis; their use is at the guest's own risk, especially around children.
Default: failure to comply may require the guest to surrender the property with no refund of the rental fee.
Risk of loss & release: guests bring personal property at their own risk, and waive claims against the Rental Agent for injury, loss, or death arising from use of the property or its amenities.
Entry & inspection: the Rental Agent may enter with reasonable notice for inspection, or without notice if there's a reasonable belief of imminent danger.
Unavailability: if the property becomes unavailable for reasons beyond the Rental Agent's control, they'll seek an equal-or-better replacement in good faith, or refund all payments made.
