Rates

All cottages have air conditioning. Other features vary by cottage: king bed, queen bed, full bed, twin bed, sofa bed, pack & play, patio, outdoor shower, and bay view.

Appliances include a blender, toaster, coffee maker, hair dryer, iron, microwave, refrigerator (dorm, medium, or full size with ice maker depending on cottage), stove (stove-top, medium with oven, or full size), cable TV, ceiling fans (in the 3 larger cottages), and a gas grill.

We do not provide toiletries — please bring your own or pick them up locally.

There's a 5-night minimum requirement for the holidays and events below. There are also several other special events in the Keys not listed here — holiday rates apply on those dates too.

We require half the cost of the cottage as a deposit; the balance is automatically charged to the card on file 45 days prior to arrival. If your dates fall within that 45-day window, full balance is due at booking, and payment must be completed within 24 hours of receiving your confirmation — otherwise the confirmation is void.

We accept all major credit/debit cards: Discover, Mastercard, VISA, and American Express. We no longer accept checks.

We're a dog-friendly resort and reserve three cottages for guests with dogs. A signed dog policy is required at check-in. Limit of one dog, or two small dogs, per cottage, with a combined weight under 50 lbs. Dogs are the only pets we allow, and they are not permitted on sailboats (kayaks, paddleboards, and canoes are fine). Additional fee: $35/night per dog plus tax, to cover a full remove-and-replace cleaning after checkout.

If you arrive with a dog for a cottage that isn't dog-friendly, we'll try to move you to one that is (dog fee applies); if none is available, boarding or another property would be your options, without a refund. Breeds we don't permit (or a mix of any of the below):

Emotional support animals are not service animals and are not covered under the ADA; Florida law makes it a crime to misrepresent a pet as a service animal.

For stays of three nights or more, we assign a 22’ sailboat the morning after arrival. Qualified sailing guests meet the dock master at 9 AM under the Tiki Hut for the boat talk. We are unable to assign a boat before the standard 3:00 PM check-in time.

All our 22’ Catalinas stay docked when a Small Craft Exercise Caution / Small Craft Advisory is in effect (sustained winds of 20+ kts for 2+ hours). Every guest captain's experience is different, so we apply a conservative no-sail standard for everyone's safety.

Please read carefully before booking — once we reserve your cottage, we turn away other inquiries for those dates.

• Deadline for cancellation or reschedule: 45 days prior to arrival.
• Cancel before the deadline: amount paid minus a 15% processing fee, plus the cost of one night's stay (+ tax). Cancellation must be emailed — phone cancellations aren't accepted.
• Reschedule before the deadline: new dates must be within 12 months of the original check-in.
• Cancel after the deadline: amount paid minus a 15% fee plus one night's stay, only if we can re-rent the cottage for all your dates. If we can't, there's no refund.
• No refunds for early departure, late check-in, or date/guest/dog changes within the 45-day window.

Named storms: if a named storm forces evacuation of Key Largo, you can choose a full refund or reschedule your stay (reschedule terms above apply).
